Crawl space drainage and encapsulation in Troy
Updated October 19, 2026 · referral service, not a contractor
Troy crawl spaces sit under three-season rooms, bonus rooms over garages that were later enclosed, and the occasional split-level wing. They're on the same slow-draining clay as the basement and often connect to it through a block wall or an opening. Fix the moisture there or it moves next door into the finished basement.
The usual Troy crawl space
Vented, with a plastic sheet somebody laid down in the 90s that's torn and buried, bare soil at the edges, fiberglass batts sagging off the joists, and a little standing water in April. The dirt floor is often lower than the basement slab, so groundwater collects there first.
Options
Drain to the sump
A perimeter drain in the crawl tied into the basement sump system, so the crawl stops being the low point.
Vapor barrier
Heavy poly over the soil, seams taped, up the walls. Stops evaporation into the joists.
Encapsulation
Reinforced liner sealed to walls and piers, vents closed, rigid foam on walls, dehumidifier. Conditioned space.
Grading and gutters
Downspouts near the addition are the usual source of standing water; extend them first.
The wall between crawl and basement
Where an addition's crawl meets the original basement there's often an unsealed opening or a block wall with weeping cores. Ask the contractor to look at both sides; a crawl fix that ignores that wall sends the water into the finished room next to it.
